Dedicated Property Management is a Yakima, WA real estate and property management firm serving the entire Yakima Valley.

We are a full-service property management company, and we work closely with MRTL Construction, Inc to provide not only property management, but also maintenance, repairs and remodeling for both commercial and residential customers. We have 24-hour emergency service and provide all aspects of property management from lease-up to move-out and everything in between. Our maintenance goal is to keep cost low while steadily increasing the values of the properties we manage. 


We are different than most management companies because our primary source of income is NOT management. We are a Real Estate company and a Construction company. We work primarily with investors, but we have residential and commercial clients as well. We manage properties to help our clients/owners achieve their goals.

Our normal management fee is 10% of gross rent. We generally do not charge leasing fees or any other additional management fees to the owner. Phone calls, emails, letters, check deposits, etc are all included in the management fees. Lease-ups, move-out inspections, quarterly inspections, etc are all included. 


We started managing property with Dedicated in 2010, because I didn't like the way the "big boys" were managing. We are not trying to be the biggest. We are trying to be the best. 


Our advantage is CUSTOMER SERVICE. 


A few big differences between us and them: 


1) We don't charge tenants to come in and pay rent. While we offer online payment, we don't require our tenants to use it. When tenants come in to pay, we get a chance to interact and find out what is going on at the property. Leaks/maintenance items are reported quickly, tenant complaints are heard, and we know what is going on. By doing this, we know the tenants and the properties, which means we stay on top of the management. (And they know us and aren't afraid to call or come in.) 


2) We answer tenant calls and emails with IN HOUSE staff. (We don't have a call center or hire people to answer phones - this is frustrating for everyone – owners and tenants.) When you call the office, you will know the person who answers the phone and they will know the property (and usually the tenant and owner) so questions are answered quickly and problems are solved right away. Our emergency line (24 hours) is also answered by in-house staff. 


3) We have "long-term" staff. Most of our team have been together since we started managing. (Two of our employees have been working with us for over 10 years.) Turnover was one of the things that was most frustrating with the other companies I've worked with. We've hired good people and they enjoy their jobs. They actually care about the company and the customers. 


4) We have full time maintenance manager in house and on staff. Maintenance and  repairs are the most expensive thing for owners. And the most frustrating for tenants. The people who answer our phones know the difference between an "emergency" and maintenance. They also know WHO to send to fix the problems. We won't waste money on unnecessary weekend emergencies but get things fixed quickly and correctly. 


5) We perform monthly drive-bys and quarterly inspections of all of our managed properties. Again, we stay on top of issues so they don't cost owners money (and good tenants) later. We also make suggestions to increase the rents and increase the property values through proactive maintenance, repairs and upgrades. 


6) We don't charge additional fees. Our management agreement is simple. 10% of gross rents. Reports, inspections, tenant screenings, lease-ups, etc are all included. And again, we don’t charge tenants to come in and see us. It all comes down to Customer Service. 


We are currently managing about 400 units. We may add a few more this year, but we are not planning rapid growth and our goal is to work with good owners and good properties to manage. We are being selective with the owners and properties we add and may be eliminating a few of the properties we don't want to manage.
